Description: Selling Investment and Commercial Properties: Issues, Money and Laws
This course satisfies the NYS requirement for 3 hours of Fair Housing and /or Discrimination training for license renewals.
This course explores important considerations in brokering real estate including:
Building issues such as environmental concerns, fair housing and ADA laws
Methods of determining property values
Financing - mortgages, loan-to-value, debt service ratio
Cash flows and the impact of taxes
Sale of property - capital gains taxes, 1031 Exchanges
Discrimination laws, types of bias, inadvertent discrimination
$75 LIBOR Members/$115 Non Members
7.5 hours of continuing education credit - This course satisfies the NYS requirement for 3 hours of Fair Housing and /or Discrimination training for license renewals.

LIBOR School and Cancellation Policy
- Full refund will be issued if cancellation is made 3 or more business days prior to class.
- NO REFUNDS if cancellation is less than 3 business days, instead Education Credit will be issued for use within one year of cancellation.
- Students who do not show for class will LOSE entire tuition.
- LIBOR reserves the right to cancel class if minimum enrollments is not met.
- If LIBOR needs to cancel or delay a class due to inclement weather or emergency, information will be posted on Stratus by 7:00 am and also on our automated voice mail message system on 631-661-4800, also by 7:00 am

This class satisfies the NAR Mandated Ethics Course Requirement for ALL Realtors for the quadrennial period 01/01/09 thru 12/31/12. Brokers who are exempt from continuing education in New York are NOT exempt from the Ethics requirement.
This class includes 3 hours of Fair Housing Training as required by NY Department of State to be included in your 22.5 hours of continuing education every two years.
