The Fairness in Apartment Rental Expenses (FARE) Act took effect in New York City on June 11, 2025. The FARE Act impacts all residential lease transactions in New York City. It shifts the responsibility of paying broker fees from renters to landlords for apartments where the broker is hired by the landlord. It also puts new rules in place concerning the disclosure of lease fees to tenants.
