This course provides a detailed overview of how to select, support, and adjust comparable sales data in compliance with current appraisal standards and lender guidelines.
Participants will review the foundational principles of the three approaches to value, with a primary focus on the sales comparison method. Key topics include selecting appropriate comparables within and outside the subject’s neighborhood, applying quantitative and qualitative adjustment techniques, and addressing challenges related to market conditions, limited data, and rural properties.
The course also covers updated Fannie Mae and USPAP requirements, including expectations for documentation, bracketing, time adjustments, and the use of active listings or contract sales. Through case studies and analysis of real-world scenarios, attendees will enhance their ability to develop credible opinions of value and produce defensible appraisal reports. This course incorporates breakout group discussions and real-world case studies to apply concepts in a practical, collaborative setting.
