April is Fair Housing Month – a time to recognize the progress our industry has made and reaffirm our commitment to the fundamental principle that everyone has the right to live where they choose.

While we celebrate these advancements, we also recognize that our efforts are ongoing. LIBOR is deeply committed to fair housing, year-round, and we offer continuous training and education to ensure our members are consistently reminded of their responsibilities to provide equal access and opportunity to all consumers. 

Our association actively collaborates with fair housing organizations to support their work, expand educational outreach, and strengthen our collective impact. We also advocate for policies that promote fairness and equity in housing, and have implemented dedicated resources for both our members and the public to further these goals.

Expanding ‘Home for All of Us’

Since its launch in 2022, LIBOR’s "Home for All of Us" campaign has continued to expand in both scope and impact. Each year, with grant support from the National Association of REALTORS®, we expand the campaign and enhance our website to reach more members and consumers.

The campaign has evolved with our intentional focus on different protected classes, highlighting that every individual, regardless of background, has the right to choose where they live without discrimination. We provide clear education to REALTORS® and the public on fair housing rights, what potential violations may look like, and where consumers can turn if they believe they have experienced discrimination.

The campaign now reflects a broader range of protected classes and a deeper level of community engagement. Focusing on LGBTQ+ individuals this year was an important next step because this community represents a growing and important segment of today’s homebuyers. The impact has been meaningful. Just as importantly, more individuals understand not only their rights, but also the resources available to them.

It is essential that both consumers and real estate professionals understand that discrimination – whether intentional or not – is not only unlawful, but unacceptable.  

Education Is Central to Our Approach

At this year’s  Fair Housing Training Conference on April 14, we are focusing on several key areas professionals need to better understand right now. Implicit bias remains a major focus, as even unintentional actions can influence decision-making and limit equal access to housing. Disability accommodations are equally critical, ensuring agents understand both their legal obligations and how to appropriately support clients’ needs.

We are also addressing the growing role of AI in housing. As technology becomes more integrated into the real estate process, it’s essential that professionals understand how algorithms and automated tools can unintentionally introduce bias, and how to prevent that.

Another area that requires continued emphasis is source of income as a protected class. This is often misunderstood, and ongoing education is necessary to ensure that housing providers and agents fully comply with the law and do not exclude qualified buyers or renters based on lawful income sources.

All of these topics are interconnected, and each plays a crucial role in reinforcing fair housing principles.

Advocacy in Action: Creating Meaningful Pathways to Homeownership

Beyond awareness, our initiatives are focused on creating real, tangible access to homeownership by connecting people with the resources they need.

Down-payment assistance programs are a critical piece of this effort. For many prospective buyers, especially first-time homebuyers, the biggest barrier is not income, but the ability to cover upfront costs. By increasing awareness and understanding of these programs, we are helping more individuals and families take that first step toward homeownership.

At the same time, the creation of our 501(c)(3) foundation allows us to go even further. Through fundraising and community partnerships, we can both raise awareness and generate financial support to directly assist those in need. This adds another layer of impact by turning education into action.

Fair housing is not just a monthly focus – it is a daily responsibility for every real estate professional. Through continued education, clear guidance, and open dialogue, we will keep moving forward until discrimination in the housing process is no longer a reality.
